The specialist hotels team at the North West office of Colliers International has been instructed to sell the Borrowdale Gates Hotel, one of the finest country house hotels in the Lake District, by its private owners from an asking price of £3.75m.
The present owners Colin and Joy Harrison rescued the landmark hotel in Borrowdale, Keswick, from a state of decline in 2008 and have invested in excess of £1.5m in a complete refurbishment of the property with locally sourced materials such as Lakeland stone and slate and upgraded furniture and carpets.
Borrowdale Gates has been extended and upgraded to provide 33 high quality en suite bedrooms and 13 staff bedrooms. It has an annual turnover of more than £1m and rising, and achieves substantial profits.
Having completed the refurbishment and extension of the hotel, the owners have decided to retire from the industry and instructed Colliers International to secure new owners.
Julian Troup, Head of UK Hotels Agency at Colliers International, is marketing the hotel and said: “This is one of the most impressive Lake District hotels in one of the most attractive locations that we have brought to market. It has views towards “Castle Crag” – the smallest hill in Alfred Wainwright’s influential “Pictorial Guide to the Lakelands Fells” – and the only Wainwright below 1,000 ft.
“Turnover of the business continues to increase and there is much scope for further substantial increases with additional internet and agency marketing.”
