Mandarin Oriental and Swire Properties have marked the groundbreaking of Mandarin Oriental, Miami and The Residences at Mandarin Oriental, Miami on Brickell Key.

The milestone begins the next phase of development for the two-tower project, which will combine hotel accommodation with branded residences and a wider range of hospitality and lifestyle facilities.
The development continues the longstanding relationship between Mandarin Oriental and Swire Properties on Brickell Key.
International architecture practice KPF is responsible for the two-tower design.
“Mandarin Oriental has undergone a significant transformation in recent years, growing our global portfolio while raising our ambitions for what we offer our guests,” said Laurent Kleitman, Chief Executive Mandarin Oriental. “We are creating hotels that are not only exceptional places to stay, but destinations, bringing together outstanding dining, wellness, culture and programming. The new development in Miami will embody that evolution, building on our longstanding connection to Brickell Key while introducing a new expression of our Brand.”
The groundbreaking event brought together representatives from Mandarin Oriental, Swire Properties and project partners.
Food and drink for the event drew on restaurants and teams from across Mandarin Oriental’s international portfolio.
These included Pizza Omakase-inspired dishes from Mandarin Oriental, Tokyo, Mediterranean influences from Mandarin Oriental, Costa Navarino and desserts from Mandarin Oriental, Bangkok.
Cocktails were also created by teams from Mandarin Oriental, Shenzhen and Mandarin Oriental, Vienna.
The Residences at Mandarin Oriental, Miami have generated more than US$1.7 billion in sales to date.
“Breaking ground on The Residences at Mandarin Oriental, Miami marks another important milestone in Swire Properties’ long-term vision for Brickell Key,” said Tim Blackburn, Chief Executive Swire Properties. “Our strong sales momentum reflects the project’s differentiated value in South Florida’s competitive luxury market—-driven by its prime waterfront location, the development team’s track record, the global brand recognition of Mandarin Oriental, and world-class design partners.”
The Miami project forms part of Mandarin Oriental’s wider expansion across hotels, residences and mixed-use developments.
Mandarin Oriental Punta Negra, Mallorca and Mandarin Oriental, Vienna are among the group’s recent additions, with further projects including Rome and Cortina scheduled as its portfolio continues to grow.
The group currently has 16 Mandarin Oriental Residences in operation, with a further 20 residential projects planned to open by 2031.
Its residential pipeline includes projects in Kanai, Riviera Maya, Grand Cayman, Puerto Rico and West Palm Beach.
The Brickell Key development will expand Mandarin Oriental’s presence in hospitality-led residential projects while re-establishing the brand in Miami.
