Ardian and Rockfield Acquire Majority Stake in The Social Hub Berlin

Ardian and Rockfield have acquired a majority stake in The Social Hub Berlin through their Purpose-Built Student Accommodation platform, establishing a new strategic partnership with The Social Hub.

Located near Alexanderplatz, the 474-unit property combines student accommodation with extended and short-stay accommodation alongside spaces for the local community.

The Social Hub will retain a minority interest in the property and continue to operate it under a long-term management agreement.

The transaction represents the first investment completed under The Social Hub’s new asset-light growth strategy, which will combine its operating platform with institutional investment for acquisitions and new developments across Europe.

It follows Rockfield and Ardian’s acquisition of the Blue Gate student residence in Aachen in summer 2025 and represents their second investment in Germany through their pan-European student accommodation strategy.

Berlin has approximately 200,000 students, around a quarter of whom are estimated to be international, while the provision of purpose-built student accommodation stands at below 10%.

The Berlin acquisition takes the total investment volume of Rockfield and Ardian’s strategy to more than €1.16 billion, representing approximately 7,500 beds across Europe.

The partnership also includes existing The Social Hub shareholders APG and GIC and establishes a framework for potential future investments.

The Social Hub Berlin comprises 474 units across ten floors, combining student accommodation, extended stays and shorter hospitality stays with communal facilities.

A refurbishment programme is planned as part of the transaction.

The works will include upgraded accommodation, a new coworking area, expanded meeting and events facilities, a redesigned courtyard, a new gym, an enhanced food and beverage offer and a club lounge.

Rockfield and Ardian’s wider student accommodation strategy is focused on markets including Germany, the Netherlands, Italy, Iberia and France, targeting university destinations where demand for student accommodation exceeds supply.

The Social Hub currently operates 21 properties across Europe, combining hospitality, student accommodation, coworking, food and beverage, events and community spaces.
